What this site collects

The enquiry forms on this site ask for your name, email address, phone number, and your message. The market updates form asks for your name and email address, with a phone number as an optional field. This site also records anonymous page visits and selected interactions such as journey links and successful form delivery, limited performance measurements, referral or campaign context, and standard browser or device information. Free-text messages and planning answers are not sent to analytics or advertising tools. Advertising measurement uses the matching information described below.

How it is used

Your enquiry is stored in Robert’s secure lead-management system to respond to you and send relevant home and market updates. Buyer enquiries may receive a short email sequence followed by weekly updates. Other enquiries and market-update signups receive weekly updates. Robert or his team may reply by text message, phone, or email. You may unsubscribe from emails at any time. Text-message consent is not shared with third parties or affiliates for their marketing. Reply STOP to any text to stop texts.

Third-party services

Resend delivers confirmation, home and market-update emails, and internal notification emails. Twilio delivers text messages. Map imagery on community and listing pages is loaded from OpenStreetMap when a map is displayed.

PostHog processes anonymous website usage events. Session recording and identified person profiles are disabled, and page addresses are stripped of query strings before they are stored.

The Meta Pixel measures page and content views. After our email provider confirms delivery of an email to a new subscriber, our server may send Meta a Lead event to measure advertising results. For a homes list signup, our website server sends that event instead, after you confirm your address with the link we email, and it uses the confirmation time. This confirms email reachability, not buying intent. Meta receives hashed contact identifiers, a signup reference, the signup or confirmation time, the signup page, IP address, browser information, and available Meta cookie identifiers. Hashing supports matching with Meta accounts; it does not make this information anonymous. We do not send your message or planning answers. We keep the separate advertising matching data only while the event is pending and clear it when sending succeeds, stops, or expires. The event has a six-day send window from signup, or from confirmation for a homes list signup.
